Preventative property care

Catch Small Problems Before They Become Big Repairs

The outside of a home changes quietly. A developing mortar gap, lifted flag, or drainage issue is easier to plan for when it is found early.

What Goes Wrong Quietly

A mortar joint opens, admits water, and widens through repeated freeze-thaw cycles. A sidewalk flag moves gradually under root pressure. A driveway apron settles until rain begins moving toward the house. None of these conditions announces itself.

What a Property Check Can Cover

  • Sidewalk: visible differentials, root pressure, cracking, and areas that may need closer attention.
  • Driveway and apron: cracking, settlement, surface wear, and drainage direction.
  • Stoop, steps, and railings: tread condition, loose stone, joints, and visible anchorage concerns.
  • Masonry: mortar deterioration, spalling brick, visible rust staining, and accessible chimney or parapet conditions.
  • Water movement: grading and visible paths that carry rain toward or away from the building.
  • Pavers: settlement, open joints, edge movement, and potential re-sanding needs.

A Practical Report, Not a Pressure List

We group observations into what should be addressed promptly, what should be watched, and what appears serviceable. Inspection availability, scope, and any fee are confirmed before the visit.

When to Look

Early spring is useful because winter freeze-thaw and de-icing exposure have already revealed new movement. A check is also sensible before listing a property, planning exterior work, or after nearby excavation.
